Loving My Job

In this tight market, with everyone looking to get onto the REO bandwagon, there are still those of us who have made REO our niche for many years, who have endured the low commissions and extra work when we could have been selling fewer homes for the same money with less work.

With my average sales price being $65,000, and my average commission being 2.5% minus a referral fee or transaction fee of some type, sure, 80-100 sales per year sounds like a lot, but when your commissions are low and your overhead is high, it's really not more than a simple living.

So why do we do it? Well, I can't answer for everyone, but I know why I enjoy the REO niche and have for the last 10 years.

One simple reason is that I have never been a "salesperson", and with REO, I don't have to sit in front of a seller and convince him or her why to list with me. I love marketing, and I do an excellent job marketing the homes, but marketing myself has never come easily for me. I lack the outgoing personality and high excitement levels to excel at such a task.

Another reason is that I enjoy paperwork. If you hate paperwork, you could never excel in the REO world. BPOs, monthly marketing reports, offer submission forms, and invoice reimbursement forms are just a few of the paperwork items I have to complete daily. I couldn't do it all alone, with the quantity of listings, so I do employ a team of assistants and buyer's agents to help me.

I love learning new things and being a source of information. In my years of inspecting thousands of homes, I have learned many things about houses, their systems and structure, that I would have never learned if all I did was ask a homeowner about their house. Because there's no homeowner to ask, I must determine if it's gas or electric and what type the heat source is and where it is located. I have to determine if it's on a slab or crawl space. All the information that goes into the MLS, I must determine by observation. If there's repair items, I must give a detailed list to the seller so they understand the condition and value of their asset. My skill and knowledge level in this area have increased dramatically in the last 10 years.

I enjoy helping people. There are so many ways to help people when you sell REO. One of the obvious ways is by putting buyers in homes they can afford, aka "a good deal". And of course I provide a handful of jobs for people who need them (assistants, buyer's agents, lawn care providers, etc). But an often overlooked way I help people is by helping the homeowners who have lost their homes. This is probably one of the most disliked parts of the job, but I find that it can be very gratifying. A family who has just lost their home to foreclosure has lots of questions and concerns, and I am the source of information for them. I am the friendly face who knocks at their door and offers a smile, a listening ear, and helps them understand the next steps they need to take. Relocation assistance is always available for those who want to take advantage of it, and most homeowners don't know they are going to receive any kind of help, so it really excites them when they find out there's financial help for them to move. And sometimes they just need somebody to listen to their woes, because nobody ever lost a home without reasons.

And sure, there are lots of reasons to dislike my job too, like the hours, low pay, and high stress, but the pros outway the cons, and I am really thankful to God for putting me in the right place at the right time, pointing me in the right direction, and giving me the opportunity to not only earn a living at a job I enjoy, but to help others along the way.
